What is an EPC?

An Energy Performance Certificate (or EPC) is required whenever a property is sold or rented.

An EPC provides landlords, homeowners, tenants, and potential buyers with an assessment of a property performance rating (from A+ down to G) regarding its energy efficiency and environmental impact.

From 2025 all privately leased homes in England and Wales must have an EPC rating of “C” or higher, with similar changes coming into effect in 2028 to include all tenancies.

What is a DEC?

All public buildings with structures with a floor area over 250m2 must have a Display Energy Certificate (DEC).

Based on the structure’s energy efficiency and actual consumption, a DEC assigns a rating between A and G.

The corresponding recommendations report must be made available upon request, and the certificate must be displayed in the building’s common space for public viewing.
